Instagram real estate marketing is the routine of using photos, short video and ads on Instagram to show homes and your expertise and start enquiries. This guide gives a 4-week plan, the fair housing rules and a way to count enquiries.
It is general information, not legal advice. Ask your broker or a lawyer about your own state’s rules. More guides are in industry guides.
What is Instagram real estate marketing?
It is using an Instagram account to show listings, neighborhoods and your own advice so that people contact you. Most agents who search for instagram marketing for real estate want leads, not followers, and Instagram’s own insights cover only the past 90 days, so the routine has to include notes.
Instagram has three parts that matter here: the feed for photos, Reels for short video, and ads. The account shares those with Facebook through Meta, which is why many agents run real estate marketing Instagram and Facebook side by side. Our Facebook guide for agents covers that side.
Instagram real estate marketing is a small part of a wider plan. Your site, your listing portals and local search still matter, so see how we handle real estate marketing as a whole.
How do you use Instagram for real estate?
For real estate marketing Instagram needs a public account, a clear bio, one way to contact you and a routine you can keep up. Use the account to show homes and answer questions, not only to announce listings. Good instagram real estate marketing starts with that habit.
Two settings decide whether you can learn anything. First, insights need a public account, and they cover any period within the past 90 days. Audience demographics need at least 100 viewers. Second, hashtags only work on public accounts: according to Instagram, a public post with a hashtag shows on that hashtag’s page, and spaces and special characters like $ or % do not work in hashtags.
Keep the setup short:
- A profile photo and a bio that names your area and what you do.
- One link or contact button, the same on every post.
- 3 to 5 hashtags per post that match the neighborhood and the type of home.
- A pinned post that explains how you work with buyers or sellers.
Agents often skip the pinned post, yet it is the first thing a new visitor reads. Say who you help, in which area, and what the first step is. A buyer should know in 10 seconds whether to message you, so write it in plain words and avoid slogans.
Also decide who answers messages. A direct message that waits 3 days usually goes cold, so set a daily time to reply, or save a short reply for the common questions and personalize the first line.
What should real estate agents post on Instagram?
Post things that help someone decide: a home tour, a neighborhood guide, an answer to a common question, and a sold-and-lessons post. Every post should have one job.
Here is a worked example of a 4-week plan for instagram real estate marketing. It is invented to show the shape, not a benchmark, so adapt it to your market.

In week 1 you set up your instagram marketing for real estate routine. In weeks 2 to 4 you publish about 3 posts a week and a few Stories. Each post ends with the same invitation, such as “message me the word HOME for the full tour”.
Good post types for real estate marketing Instagram accounts:
- Home tours: a 30-second walk-through with the main features named in the caption.
- Neighborhood guides: a coffee shop, a park and a school route, without saying who lives there.
- Buyer and seller answers: one question per post, such as “what is a pre-approval?”.
- Sold stories: what the process looked like, without private details of the client.
For the video side of this, our guide to real estate video marketing goes deeper.
Keep a log of your posts in a simple sheet: the date, the type, the hashtag set and the number of messages it led to. After 4 weeks you will see which post type earns the most replies for your market, and that tells you what to repeat in the next 4 weeks. Agents who only watch likes often repeat the post that was easiest to like, not the one that started a conversation.
Avoid the common instagram real estate marketing mistakes: posting only new listings, copying a national brand’s captions, hiding the contact line, and using the same photo across several posts. Variety in the type of post keeps the feed useful to both buyers and sellers, and it is the core of instagram marketing for real estate that lasts beyond a month.
What are good real estate Instagram Reels ideas?
For instagram real estate marketing, short walk-throughs, “3 things to check before you view a home”, market explainers and day-in-the-life clips work well because they show you and the home. Keep each Reel to one idea, since instagram real estate marketing rewards a clear message.
Instagram says that with Reels you can create and edit short videos and share them with your followers, so filming on your phone is enough. Try these ideas:
- A room-by-room tour with 1 feature named per room.
- “What you can buy at this budget” using a range you have actually seen, with no promise about any future sale.
- A before and after of a staging change.
- A 3-question open house recap.
Add captions to the video, because many people watch with the sound off. Then put the same contact line in the caption of every Reel.
Film in daylight, hold the phone steady, and show the street outside as well as the rooms, because buyers want to place the home. Put the best clip in the first 3 seconds so a viewer sees the home before deciding to scroll on. Reuse each Reel as a Story and a short clip on your website, so one day of filming feeds a whole week of posts.
Which fair housing rules apply to Instagram posts?
The Fair Housing Act applies to captions, photos and ads for homes. A post cannot show a preference or limit based on race, color, national origin, religion, sex, familial status or disability.
HUD lists those protected characteristics in its Fair Housing Act overview. The advertising rule is 24 CFR 100.75. It makes it unlawful to make, print or publish any advertisement for the sale of a dwelling that indicates a preference, limitation or discrimination on those grounds. It also lists examples, including words, photographs or illustrations that convey a home is available or not available to a particular group, and choosing media or locations that deny part of the housing market information about opportunities.

In practice, describe the home, the amenities and the distance to places, and leave out phrases about who would fit in. If you post a paid partnership, such as a lender or stager who gave you free work, the FTC’s rule on material connections says a connection the audience would not expect must be disclosed clearly and conspicuously.
How do Instagram ads for real estate agents work?
You run them through Meta Ads Manager, and for housing you must pick the housing special ad category. That limits how you can target the audience.
Meta’s help page on special ad categories says that for housing ads in the US, age, gender, ZIP code, exclusion targeting, lookalike audiences and saved audiences are limited or unavailable, and location audiences use an expanded radius. Meta encourages advertisers to broaden, not restrict, the audience. Judge a new ad over a full 7 days, so weekdays and the weekend are both counted.
Pick the objective to match the action you want. For a home tour, that is usually messages or leads, not video views. Keep the ad text free of the wording described in the section above, because ads about homes are reviewed against Meta’s own housing rules as well as the law. If an ad is rejected, read the reason, fix the wording or the category and resubmit, instead of recreating the campaign several times.
So the creative does more of the work. Use a clear home, a plain offer and one action. Our guide to Instagram ads cost per day explains how to size a daily budget, and the real estate industry page shows how we set up paid campaigns for agents.
How do you measure Instagram real estate marketing?
Count enquiries per post and per ad, not likes, when you measure instagram real estate marketing. Divide ad spend by traceable enquiries to get a cost per enquiry you can compare month to month.

The example uses invented numbers: $300 of ad spend and 12 enquiries gives $25 per enquiry. Your own numbers will differ, and the formula only works if you log where each enquiry came from. Ask every new contact, “How did you find me?” and write the answer down.
Then use insights once a month. Because Instagram’s insights cover only the past 90 days, note the reach, saves and profile visits of your best 3 posts before they roll off. Compare those with your enquiry log and repeat what worked in your instagram real estate marketing.
A monthly review needs only 4 numbers: posts published, enquiries received, ad spend and cost per enquiry. If enquiries stay at 0 after 4 weeks of steady posting, change the offer or the contact line before you change the posting rate. If enquiries come but few turn into viewings, the problem is usually the follow-up, not Instagram.
When you are ready to hand parts of this to a team, our real estate marketing service can run the paid side and the reporting, while you keep the filming and the voice. Start with the 4-week instagram real estate marketing plan above and keep the log; it makes any later conversation with an agency far more specific.
